When you buy or sell, there are certain things you should know about the value of the property. Appraisers must have many hours of education to become licensed. Real estate licensees learn only rudiments of appraisal and cannot do appraisals. Lenders have second appraisals done prior to closing and this second appraisal can affect your ability to close on a transaction.

When you represent a seller, stand in the seller's shoes. Failure to do this will cause you to miss the mark in representation and not doing what the seller decides s/he wants after being provided with the choices and repercussions of the choices, not doing what the real estate licensee wants. Seller's best interest must win out over agent's best interest.
