We offer an escrow service for licenses that are currently not being used.
What this means is that our escrow company will hold your license until you are ready to use it again.  An escrow company is sometimes called a  holding company because it holds or escrows the license, thereby keeping the license active. 

 It is also called a referral company because it enables you to hold an active  license, as opposed to having it lapse  which would make it illegal for you to refer buyers or sellers to other agents and collect a referral commission.

With your license active with our company, if you know someone who wants to buy or sell a house, you can make a referral to a licensee who is working with an operating company and ask for a referral commission to be paid when the transaction closes.

How do you find someone to whom the referral can be given?
If you know someone you would like to give the referral to, you can make the referral yourself.  What you need to make sure you do, however, is have the person who receives the referral sign a Commission Agreement (See below for a form which can be used for the Commission Agreement)

If you do not know anyone who works in the area where the property is located, we can help you find someone.  Either you or someone in our office can contact the licensee and make the referral, again making sure that a Commission Agreement is signed.

How much money can you earn on a referral?
Our Commission Agreement asks for 25% of the commission earned by the salesperson to whom we make the referral.  For example, if you refer a buyer to a salesperson and the buyer purchases a house through that salesperson at $100,000 and the licensee earns 1.5% of the sale price as his/her commission. If the licensee earns $1500.00 and our Commission Agreement asks for 25% of whatever amount the licensee earns on the sale, the referral check you receive will be 25% of $1500 or $375.00.

A pdf version of a commission agreement is available in this section of the website for your use. When you make a referral, you can sign the form on behalf of the company. If you don't know an agent to refer to, call our office and we will find one for you to contact.

Alternatively, you can go to Forms and Publications and find other forms that will assist you in dealing with your licensing issues. Look for the form for salesperson transfer and fill it out, sign it, and mail it to our office along with a check for $10 payable to State of Michigan - Real Estate. I will then sign the form and forward it, along with your check to the Department.
